Glazing in Surrey: larger openings, Green Belt planning
Surrey’s housing leans towards detached and semi-detached houses on generous plots: inter-war and post-war homes around Esher, Cobham and Weybridge, and Victorian villas in Guildford, Reigate and Dorking. That usually means wider openings than a London terrace — four- to six-panel bifolds or large sliding panels across the back of the house, often with a roof lantern over a kitchen extension.
Much of the county lies in the Metropolitan Green Belt, where councils judge whether an extension is disproportionate to the original house, and the Surrey Hills National Landscape covers a large part of the south. Historic centres such as Guildford, Farnham and Dorking have conservation areas where frame colour and sightlines get a closer look. On replacement dwellings and self-builds, slim-frame sliding systems are worth comparing with bifolds for the widest openings.

- Yes. Replacing windows, entrances or sections of curtain walling on an existing office is planned around the building staying in use, so the package is sequenced elevation by elevation or floor by floor. Send the existing drawings, photographs and the programme, and we will review the openings, the system that suits them and how the work can be phased before pricing.
- Which commercial window systems do you install in Surrey?
- Mostly Schüco: AWS 70.HI for casements and ribbon windows that run between curtain walling and brickwork, and AWS 75.SI+ where a higher insulation level is specified. Aluprof MB-79N covers security configurations to RC3, and fire-rated windows are supplied where the fire strategy requires them. Windows can be priced on their own or as part of a curtain walling package.

- The same as anywhere else we install; we do not price by postcode. As a guide, expect £2,400 for a 2-panel set up to £9,600 for a large 7-panel set, supplied and fitted including VAT. The final figure depends on size, door system, glazing and finish rather than location.

- No. Survey and quotation are free across Surrey. We measure the opening, agree the finished floor level and check access before anything is ordered, because a made-to-measure door has to be right first time.
- Which door systems can I see before ordering?
- Our West Drayton showroom has working doors and windows installed, so you can operate them before deciding. It is open Monday to Saturday, 9am to 5pm, and is a short trip from most of Surrey.
- Will Green Belt rules affect my extension in Surrey?
- They can. In the Green Belt, councils assess whether an extension is disproportionate to the original building, so the size of the extension is the issue rather than the doors themselves. Replacing existing doors and windows with similar openings rarely needs consent unless the house is listed or covered by an Article 4 direction. If the extension is large, speak to your borough or district council early.
- Are permitted development rights different in the Surrey Hills?
- Yes, in part. The Surrey Hills is a National Landscape, and on that land side extensions, rear extensions of more than one storey and external cladding are not permitted development, so an extension designed around new glazing is more likely to need a full application. Like-for-like replacement doors and windows are treated the same as elsewhere.
- Can bifold or sliding doors be fitted where the garden slopes?
- Yes. The threshold is set to the finished floor level inside, and the terrace outside is built up or cut down to meet it. A flush threshold needs a level terrace and a drainage channel in front of the doors; where the ground falls towards the house, a weathered threshold with an upstand is the safer choice. We agree levels at survey before anything is made.
