Glazing in Berkshire: six councils, Thames floodplain
Berkshire has had no county council since 1998. Planning sits with six unitary authorities — Bracknell Forest, Reading, Slough, West Berkshire, Windsor and Maidenhead, and Wokingham — so rules on extensions and conservation areas vary across the county.
Housing ranges from Victorian terraces in Reading and Slough and period houses in Windsor’s conservation areas to large detached homes around Ascot and Sunningdale and newer estates around Wokingham and Bracknell. Along the Thames at Maidenhead, Datchet and Wraysbury, parts of the floodplain lie in flood zones, which affects finished floor levels and the threshold detail of garden doors — something we agree at survey. West Berkshire also takes in part of the North Wessex Downs National Landscape.
Towns we cover in Berkshire
Slough, Langley and Datchet are the nearest Berkshire towns to West Drayton, a few junctions along the M4. Windsor and Eton, Old Windsor and Wraysbury follow the Thames, and Maidenhead, Cookham and Twyford sit between the river and the motorway. In the south-east of the county, Ascot, Sunninghill and Sunningdale are known for large detached houses on wooded plots, where a long run of sliding doors is often the centrepiece of a rear elevation.

- Yes. Commercial entrance doors are made to measure for each opening, in Schüco, Cortizo or Aluprof aluminium or Jansen steel, as single, double, sliding or pivot doors where the system allows. Panic (BS EN 1125) or emergency (BS EN 179) exit hardware is fitted to suit the fire strategy, the doors are prepared for access control and automatic operators, and level or low thresholds are designed to Approved Document M.

- The same as anywhere else we install; we do not price by postcode. As a guide, expect £2,400 for a 2-panel set up to £9,600 for a large 7-panel set, supplied and fitted including VAT. The final figure depends on size, door system, glazing and finish rather than location.

- No. Survey and quotation are free across Berkshire. We measure the opening, agree the finished floor level and check access before anything is ordered, because a made-to-measure door has to be right first time.
- Which door systems can I see before ordering?
- Our West Drayton showroom has working doors and windows installed, so you can operate them before deciding. It is open Monday to Saturday, 9am to 5pm, and is a short trip from most of Berkshire.
- Does flood risk affect door choice near the Thames?
- It can. Where a house is in a flood zone, the finished floor level and the threshold of new garden doors need thought: a flush threshold looks best but sits closest to ground level. We agree the finished floor level at survey, and any flood-risk conditions your council sets for an extension come first.
- Which council handles planning for an extension in Berkshire?
- It depends on the town, because there is no county council. Slough, Reading and West Berkshire (Newbury, Thatcham, Hungerford) each have their own authority, as do Bracknell Forest, Wokingham, and the Royal Borough of Windsor and Maidenhead. Each publishes its own conservation areas and Article 4 directions, so check with the authority for your address.
- Is acoustic glass worth it under the Heathrow flight paths?
- Often, yes. In parts of Slough, Datchet and Windsor, laminated acoustic glass in new doors and windows cuts aircraft noise more than standard double glazing of the same thickness, provided the seals and fitting are good. Heathrow runs noise insulation schemes for some homes nearest the airport, so check whether yours is eligible before you specify.
- Can bifold doors be triple glazed?
- Yes. Our aluminium bifolds are double glazed as standard, with triple glazing available as an upgrade, which brings U-values down to as low as 0.8 W/m²K. A triple-glazed panel is heavier, so the system and panel sizes are checked against it. For a home in Slough or Datchet where the concern is aircraft noise rather than heat loss, acoustic laminated glass is the more targeted upgrade, and the two can be combined.

- Yes. Aluminium French doors suit the narrower rear openings of Victorian terraces in Reading and Slough, and two- or three-panel sliding patio doors are the usual replacement on estate houses in Bracknell and Wokingham. For whole-house replacement double glazing, Schüco AWS 70.HI windows take glazing units up to 52mm, enough for triple glazing, and are made to match the new garden doors in colour and sightline.

- Yes, across West Berkshire, including Newbury, Thatcham and Hungerford, on the same basis as the rest of the county. Planning there sits with West Berkshire Council. Hungerford and many of the surrounding villages lie within the North Wessex Downs National Landscape, where side extensions and rear extensions of more than one storey are not permitted development, so an extension designed around new glazing is more likely to need a full application. Replacing existing doors like for like is treated the same as elsewhere.
